ActiveYards Driveway & Pavers: The Tampa Owner’s Guide
If you have an ActiveYards driveway or paver installation in Tampa and a section is failing, we stock and install ActiveYards-compatible pavers and driveway materials. A typical paver driveway installation in Tampa runs $7,000 to $18,000 depending on square footage and substrate condition, while paver repairs on an existing ActiveYards install usually fall between $400 and $2,500 depending on how far the failure has spread. Most homeowners discover the problem the same way: a paver shifts underfoot, a section sinks after a heavy rain, or the sand joints start washing out faster than they used to.
The Tampa climate is hard on paver systems. Our summer storms drop an inch of rain in an hour, and the underlying sandy soil shifts. What started as a small lip between two pavers becomes a tripping hazard, and then a low spot where water pools. By the time most people call us, the base layer has already started to fail. That’s the part you can’t see, and it’s the part that determines whether a repair lasts three years or fifteen.
We’re Bradford Remodeling Co Tampa, led by Curtis Lane. We’re an independent service provider. We are not affiliated with ActiveYards, but we work on their driveway and paver systems regularly because they’re common in Tampa subdivisions built since the early 2000s. If you need a price, you’ll get one in writing before any work starts. That’s how we operate.
Which ActiveYards Models This Applies To

ActiveYards driveway and paver systems are typically installed as part of larger landscape packages with the home, not sold as standalone DIY kits. The pavers themselves are interlocking concrete units, usually 60mm thick for driveway applications, sometimes 80mm for areas with heavier vehicle traffic. Patio sections and walkways are often 50mm. If you’re trying to match an existing section, the thickness matters more than the color at first glance.
Here’s the compatibility gotcha most Tampa homeowners run into: ActiveYards color lots change between manufacturing runs. A paver ordered five years ago in “Sandstone” or “Charcoal” will not be a perfect match to the same named color produced today. UV exposure does the rest. Florida sun fades the top surface of concrete pavers noticeably within three to four years, even with a quality sealer. If you’re matching a repair section, expect the new pavers to read slightly different against the old ones. A good installer will feather replacement pavers from the existing field so the transition is not obvious. Laying them in a straight patch line makes the mismatch jump out.
For OEM versus aftermarket: ActiveYards pavers are manufactured to a standard interlocking concrete paver spec. Quality aftermarket pavers from Belgard or Unilock, which we install regularly, meet or exceed that spec. The real decision is whether you’re replacing a few units or rebuilding a section. A few units, match what’s there. A section rebuild, and we’ll talk to you about upgrading the base while we’re in there, because a failing base is the usual reason pavers move in the first place.

Signs Your ActiveYards Driveway & Pavers Is Failing
If you’re not sure whether the driveway needs attention, here are the five signs we see most often on ActiveYards installs in Tampa. Each one points to a specific underlying problem.
- Pavers rocking or shifting underfoot. This means the bedding sand has washed out from below, usually because water is getting through the joints. One or two rocking pavers is a repair. A whole field of them is a base failure, and patching won’t hold.
- Depressions or low spots where water pools after rain. Tampa’s sandy subsoil settles, especially if the original installer did not compact the base in lifts. Pooling water accelerates the washout of bedding sand, so the problem compounds quickly once it starts.
- Sand joint loss that won’t stay filled. Polymeric sand fails when water runs through it repeatedly or when installed in a low spot. If you re-sand the joints and they wash out again within a month, the water is running through the paver field, not off it. That’s a drainage and base issue.
- Efflorescence or white crust on the paver surface. This is mineral salt wicking up from below. It’s cosmetic, not structural, but it tells you moisture is moving through the paver system. Left alone, it won’t fail the driveway. But combined with any of the above, it confirms a moisture management problem.
- Edge pavers spreading or separating from the border. The edge restraint, typically a plastic or concrete strip, has let go. Without a solid edge, the whole field loses interlock and starts creeping outward. You’ll see it first at the driveway apron or along the curb line.

AfterReplacement Cost & What’s Included

In Tampa, a full paver driveway installation runs $7,000 to $18,000. The spread comes down to square footage, access, and what’s underneath. A straightforward 2-car driveway on a compacted base that’s in good shape sits at the lower end. A long driveway with a failing base, poor drainage, and tight access sits at the top. You’re not paying for pavers alone. You’re paying for excavation, base material, compaction, bedding sand, the pavers, cutting, edge restraint, and a final joint sand. All of that is on the written line-item price you get from us before work starts.
Repairs on an existing ActiveYards install are priced by scope. A section repair where we pull and reset pavers over new bedding sand is typically $400 to $1,200. A larger rebuild with base work runs $1,500 to $2,500 depending on how much of the failed base has to come out. Every job, repair or full install, comes with our 365-Day Done Right Promise. If the work does not hold within a year, we come back and correct it at no charge. That guarantee is in writing, and it’s handed to you at close-out along with a clean site and a documented scope of what was done.
DIY or Call Us?
You can safely check the obvious things: look for pooling water after rain, walk the driveway in bare feet to find rocking pavers, and inspect the edge restraint along the curb. That’s information gathering, and it helps you describe the problem when you call. What you should not do is start pulling pavers and re-setting them yourself. The reason is the base. If the base has failed, resetting pavers on top of it is a temporary fix that fails again in months. You also won’t have the plate compactor, the right bedding sand, or the ability to re-establish edge restraint properly. We’ve seen DIY repairs come apart in under six months in Tampa’s wet season. A paver repair is not dangerous the way a garage spring is, but it’s easy to spend a weekend and two hundred dollars making the problem worse.
If you want an assessment without a commitment, call us at (941) 655-9297. We’ll tell you straight what’s failing, what it costs to fix, and whether it’s worth doing now or watching for another year. Straight number, clear scope, no surprises at close-out.
FAQs

With a properly compacted base and maintained joint sand, concrete pavers in Tampa last 20 to 30 years. The pavers themselves rarely fail. The base or the edge restraint is what shortens the lifespan. UV fading and efflorescence are cosmetic and happen regardless. A full replacement before 15 years almost always traces back to a base or drainage problem from the original install.
Most failures can be repaired, not replaced. If the issue is localized, a section repair with new bedding sand and re-compaction fixes it. A full replacement is only warranted when the base has failed across the majority of the field, or when the edge restraints are shot everywhere and the pavers have lost interlock. We’ll tell you which one you’re looking at before we quote. Call (941) 655-9297 for a free assessment.
A section repair is usually done in one day. A full paver driveway replacement takes three to five days, including excavation, base work, paver laying, cutting, and final sand. Weather is the main variable in Tampa. We schedule around rain where we can, because compacting a wet base is a waste of your money and our time.
We maintain stock access to ActiveYards-compatible paver unit sizes and commonly needed colors through our supplier network, and we also install Belgard and Unilock paver systems, which are spec-compatible options we trust. For a color match on an existing ActiveYards install, we’ll pull samples against your current pavers and show you the closest available option before we write the quote.
