Schluter Kitchen Remodeling: The Tampa Owner’s Guide
A full Schluter kitchen remodel in Tampa typically runs between $14,000 and $45,000 installed, and the best time to call us is the moment you notice a cracked tile, a failed waterproofing seam, or a counter that’s starting to pull away from the wall. Most Tampa homeowners discover a Schluter problem the hard way: water shows up in the cabinet under the sink, grout keeps cracking along one counter run, or a tile floor starts sounding hollow underfoot in the humid summer months. We stock Schluter-compatible parts for kitchen remodeling on our trucks, and Curtis Lane has been setting Schluter systems in Florida kitchens for over two decades. If you’ve got a failed part, don’t wait: water intrusion in a Tampa kitchen moves fast, and by the time you see the stain, the substrate behind it is already compromised.
Here’s what we see most often in Tampa kitchens: the Schluter membrane was installed wrong by a previous contractor, a corner joint failed because the original installer skipped the reinforcing band, or the wrong thinset was used under a Schluter-DITRA mat. Those are the failures that keep a remodel from holding. The good news is that Schluter parts are spec’d with precision, so when something fails, we can usually isolate the exact component, replace it, and get the system back to doing what it’s designed to do.
Which Schluter Models This Applies To

The Schluter line covers a lot of ground, but in a Tampa kitchen, you’re almost always dealing with one of four systems: Schluter-DITRA (the uncoupling membrane under tile floors), Schluter-KERDI (the waterproofing membrane on walls and counter substrates), Schluter-KERDI-BOARD (the rigid waterproof backer panel), and the Schluter-SCHIENE or Schluter-DECO edging profiles that finish tile edges. Each one has specific thickness specs and compatibility requirements, and mixing them up is where a lot of installs go wrong. For example, KERDI-BOARD comes in 5mm, 9mm, 12.5mm, 19mm, and 28mm thicknesses. A kitchen counter built on 5mm board when the span called for 19mm will flex, and flex is what cracks tile. We’ve pulled apart failed counters in South Tampa where the board was the wrong thickness and the whole substrate had to come out.
Here’s the compatibility gotcha most Tampa homeowners don’t know: Schluter-DITRA and Schluter-DITRA-HEAT are not interchangeable on a standard kitchen floor. DITRA-HEAT has channels for heating cable and a different profile depth. If a previous contractor installed DITRA-HEAT but the homeowner never connected the heat, it still functions as an uncoupling layer, but the tile sits slightly higher than a standard DITRA installation would, which changes how the transitions at doorways and under appliances line up. When we’re matching a part, we measure the existing membrane thickness and confirm which system is actually down before we quote the repair. We also document everything in writing before work starts so there’s no guessing when the job is done.
On the OEM versus aftermarket decision: for Schluter systems, we almost always recommend genuine Schluter parts. The reason is simple. Schluter’s warranty and performance specs assume OEM components, and mixing an aftermarket waterproofing band with a KERDI membrane is a good way to void any remaining manufacturer coverage and create a seam that doesn’t bond correctly. Aftermarket equivalents exist for edging profiles and some uncoupling mats, and some of them are fine, but the price difference on a kitchen remodel is small enough that we don’t think the risk is worth it. We’ll show you the line-item difference and let you decide, but we’ll tell you straight what we’d do on our own kitchen.

Signs Your Schluter Kitchen Remodeling Is Failing
- Grout cracking along the same line more than once. This usually means the substrate underneath is moving. Schluter-DITRA is designed to absorb that movement, but if the membrane wasn’t bonded correctly or the subfloor wasn’t prepped flat, the grout will crack every time. In Tampa’s humidity, the subfloor also swells and contracts seasonally, which makes the problem worse.
- A hollow sound when you tap the tile floor. Hollow tile means the thinset has lost its bond. In a Schluter installation, this often happens when an installer used modified thinset over DITRA, which is exactly backwards. Schluter specifies unmodified thinset between the membrane and the tile, and modified thinset below the membrane. Getting that backwards is a classic failure point.
- Water staining inside the cabinet under the sink. This is the classic KERDI failure. If the counter edge or backsplash seam wasn’t sealed with KERDI-BAND, water works its way through the seam and into the cabinet. By the time you see the stain, the particleboard or plywood behind it is already swelling, and that section of counter needs to come out.
- Tile edges chipping or lifting at the counter’s front lip. This is usually a Schluter profile issue. If an installer used a profile that’s too shallow for the tile thickness, the profile doesn’t protect the tile edge, and the edge starts chipping. We see this on a lot of older Tampa kitchen remodels where the original tile was thinner than what ended up being used.
- A counter that visibly flexes when you lean on it. This is a substrate problem. Schluter-KERDI-BOARD installed at the wrong thickness or with unsupported spans will flex under weight. The flex transfers to the tile, and the tile cracks. In older Seminole Heights bungalows, where cabinets have settled and the framing is less than perfectly square, Curtis has seen this more times than he can count. The board thickness matters, and it’s not a place to save money.
Replacement Cost & What’s Included

In Tampa, a Schluter kitchen remodel runs $14,000 to $45,000 installed, and a targeted Schluter part replacement, like a failed counter substrate or membrane repair, usually falls between $2,000 and $8,000 depending on how far the damage spread. Smaller scopes land lower: a countertop replacement sits between $2,000 and $6,500, a backsplash repair runs $800 to $2,500, and full cabinet and island work goes up from there. The range depends on three things: how much of the Schluter system has to come out, whether the substrate underneath is salvageable, and which finish materials you’re putting back in.
Every line item is broken out in writing before work starts. You’ll see the parts cost, the labor, the substrate prep, and the disposal all listed separately. No numbers move at the door. Our work carries the 365-Day Done Right Promise: if anything we installed fails inside one full year, we come back and correct it at no charge. The written guarantee is in your hand before the first tool comes out, and the scope is signed off before we start.

Here’s the honest split. You can safely do some diagnosis yourself: check for hollow tile by tapping with a wooden spoon handle, look for water staining under the sink, and run a bead of silicone along any counter-backplash gap to buy yourself a few weeks. The silicone is a temporary fix, not a repair, but it’ll slow the water intrusion while you schedule the real work. What you should not do is pull up tile, cut into a Schluter membrane, or try to re-bond a failed DITRA mat yourself. Once that membrane is compromised, water has already reached places you can’t see, and a partial fix just buries the problem deeper. If you open up the substrate and guess at the repair, you’ll pay twice: once for the failed fix and once for the full replacement. FAQs

A properly installed Schluter kitchen remodel should last 20 to 30 years in Tampa’s climate. The membrane itself is warrantied by Schluter for the life of the installation when installed to spec, but Florida’s humidity means the substrate and thinset around it take more abuse than they would in a dry climate. Most failures we see come from installation errors, not material fatigue. Call (941) 655-9297 if you want us to look at a specific problem.
In a kitchen, usually not. The problem is that a failed seal at a counter seam or backsplash joint means water has already migrated behind the membrane, and you can’t dry it out or patch it from the front. A proper fix means removing the tile and affected board in that section and reinstalling the system correctly. That’s the only way to make the repair hold. We’ll show you exactly what needs to come out before you commit.
A full Schluter kitchen remodel in Tampa takes two to five weeks, depending on whether we’re replacing cabinets, moving the layout, or installing new counter systems. A targeted part replacement, like a failed counter substrate or a cracked tile section over DITRA, typically takes two to four days, including time for thinset to cure before we set tile. We give you a written schedule up front, and the close-out date is set before we start.
