Silestone Home Additions & ADU: The Tampa Owner’s Guide
If you’re planning a home addition or ADU in Tampa with Silestone surfaces, the installed project typically runs $45,000 to $130,000 depending on square footage, foundation work, and finish level. Bradford Remodeling Co Tampa is an independent contractor, not affiliated with Silestone, but we work with their slabs and remnants every week, and we know how the material behaves in Florida humidity, under Tampa sun, and against the backup of a poorly prepped substrate. Most homeowners reach us because a previous addition was framed sloppy, the counter runs were measured wrong, or the Silestone seam work from another crew started showing gaps six months in. By the time you’re reading this, you probably already know the feeling: paid once, now paying again.
If you want a straight number before any work starts, call (941) 655-9297. That’s the only number you need. We’ll put the price in writing, line by line, before a single tool comes out.
Which Silestone Models This Applies To

Silestone runs several series: Ethereal, Loft, Sunlit Days, Urban Crush, and the classic builder-grade lines you see in Tampa spec homes. The slab series matters less for an ADU addition than the thickness and the edge profile you’re matching. Most Tampa additions use 2cm or 3cm slabs. The 2cm requires a plywood subtop for support. The 3cm can sit directly on the cabinet boxes. That difference alone changes your cabinet spec, your sink mounting, and your overhang limits, and it is the single most common compatibility miss we see in homeowner-supplied plans.
Silestone is a quartz composite, roughly 90 percent natural quartz with resin binders. The material is consistent, but the color lots shift from run to run. If you add on in 2026 and your original counter was from 2019, expect the dye-lot variance to be visible at the seam. That is not a defect. That is quartz. We keep a documented material list on every job so you know exactly what slab, what run, and what lot went in. If you want Cambria, KraftMaid cabinets, or Kohler fixtures tied into the same addition, those are all on our approved brand roster too.

Signs Your Silestone Home Additions & ADU Is Failing
- Counter seam separation at the addition wall. Tampa soil shifts, especially in areas like Seminole Heights with older fill. When the addition settles even an eighth of an inch differently than the original structure, the Silestone seam opens and the sink starts to bridge. You’ll see a dark hairline gap at the seam.
- Cabinet run out of level under the Silestone. Silestone does not flex. If the base cabinets are off by more than 1/8 inch over 10 feet, the slab gets “point-loaded” and cracks at a weak spot, usually in front of the sink or at a narrow peninsula return.
- Overhang failing without corbels or steel supports. Tampa ADU builds often push 12-inch to 15-inch overhangs for bar seating. With 2cm Silestone, anything past 10 inches needs support brackets or a subtop. Without it, you’ll feel the counter bounce when someone leans on it, and one day the overhang cracks.
- Edge chipping at high-traffic corners. Silestone is tough, but a dropped cast-iron pan hits any quartz edge the same way. If you’re seeing multiple chips at the same corner, the slab was probably overcut or the edge profile is too sharp for the foot traffic in that addition. A half-bullnose or eased edge holds up better in an active ADU kitchen or wet bar.
- Rim sink pulling away from the underside. The epoxy and mechanical clips used to hold an undermount sink under Silestone degrade faster in Florida’s humidity cycles, which is a Tampa-specific problem. You will see the sink lip detach from the slab underside, and dishes start catching on the exposed rim. This is a fix, not a full replacement, but it does not get better on its own.

In Tampa, a full home addition or ADU build runs $45,000 to $130,000. If the only issue is your Silestone counter run inside that addition, a countertop installation alone typically lands between $2,000 and $6,500, depending on slab size, edge profile cut, seam count, and whether we are pulling the old slab or working fresh cabinets. Backsplash install runs $800 to $2,500. Cabinet installation that supports the Silestone runs $4,000 to $13,000. If the entire addition is the problem, the larger number applies, and it includes everything from foundation and framing to drywall, electrical rough-in, floor prep, and finish work.
Every quote from us is a written line item. The price we hand you is the price you pay. No door reprice, no change order just because the crew hit clay instead of sand. If we miss something in the walk-through, that is our miss. And every completed job carries the 365-Day Done Right Promise: if the work fails within a year, we return and fix it at no charge. That includes the Silestone seam, the cabinet set, the landing, all of it. You get the guarantee in writing at close-out.
DIY or Call Us?
You can verify a few things yourself without touching a blade. Check whether your cabinet tops are level with a 4-foot level, front, back, and diagonal. Look under the overhang to count support brackets. Measure the slab thickness at an exposed edge. Those facts help us price the job before we even come out. What you should not do is try to lift, shim, or re-seam Silestone on your own. A 3cm quartz slab weighs roughly 19 pounds per square foot. A 9-foot run is over 500 pounds. One wrong lift and you are looking at a cracked slab, a crushed finger, or worse. The seam work alone requires a diamond grinder, color-matched epoxy, and a suction-cup rig. We handle that with a uniformed, background-checked crew, and we do not ask you to haul anything.
Call (941) 655-9297. Tell us what you are seeing. We will come out, put eyes on it, and give you a written number. That is how Curtis Lane runs every job. Straight number, clear scope, no surprises at close-out.
FAQs

Silestone is designed to last 25 years or more with normal kitchen use, and in Tampa’s climate, the resin binders hold up fine as long as the slab is supported correctly and sealed seams are checked every few years. The failures we fix are almost always installation issues, not material issues. Call (941) 655-9297 if a seam has opened or a crack has appeared, and we will tell you honestly whether it is a fix or a full re-set.
A hairline crack away from the sink can sometimes be color-matched and epoxied so it nearly disappears; a crack that runs through the sink cutout or across a seam is structural and should be replaced, not patched. We will give you a straight answer and a written price for the repair path that actually holds. Free estimates at (941) 655-9297.
For a standard 30 to 60 square foot run, the install itself is one day, with templating about a week before and seam cure time overnight. A full ADU addition with Silestone finishes runs weeks to months depending on permitting, foundation, and electrical rough-in. We keep the schedule in writing from the first walk-through.
We order Silestone slabs per job from our documented supplier network so you get the exact color lot and thickness your addition needs, not whatever remnant happens to be sitting in a Tampa yard. We do keep common Silestone edge profiles and seam kits ready for repair work. Call (941) 655-9297 to match your existing slab or spec a new one.
