Wellborn Home Additions & ADU: The Tampa Owner’s Guide

If you’re planning a home addition or ADU in Tampa and you want Wellborn cabinetry involved, you’re looking at an installed range of $45,000 to $130,000 for the addition itself, with Wellborn cabinetry typically running $4,000 to $13,000 of that total depending on linear footage and door style. We install Wellborn-compatible cabinetry in additions and accessory dwelling units across Tampa, and we can usually start the cabinet phase within two to three weeks of approval. Most Tampa homeowners call us after they’ve already framed the addition and realized the cabinet layout they sketched doesn’t match the actual rough-in dimensions, or after a previous contractor quoted them Wellborn product but delivered something that wasn’t.

The short version: this page tells you exactly what Wellborn cabinetry costs in a Tampa addition or ADU, which Wellborn lines hold up to Florida humidity, and what we do differently when the job needs to be right the first time.

Which Wellborn Models This Applies To

Wellborn builds three cabinet series that matter for Tampa additions and ADUs: the Estate series (their premium full-overlay line), the Premier series (mid-range, solid wood doors), and the Select series (their value line, but still all-plywood boxes). The series determines the door construction and finish options, not the box build. Wellborn uses all-plywood cabinet boxes across every series, which is the single biggest reason we recommend them over particleboard alternatives in Florida. Particleboard swells when humidity sneaks in. Plywood doesn’t give up the same way.

Here’s the compatibility gotcha most homeowners don’t catch until it’s too late: Wellborn’s cabinet widths are built in 3-inch increments (9, 12, 15, 18, 21, 24, 27, 30, 33, 36, 39, 42, and 48 inches). If your framer didn’t account for those exact increments, you’ll end up with fillers everywhere and a layout that looks like an afterthought. We check the rough opening against Wellborn’s published spec sheet before we order a single box, because reordering cabinetry in Tampa means six to eight weeks of a stalled project. We work with the Wellborn lines directly through our supplier network, and while Bradford Remodeling Co Tampa is not affiliated with Wellborn itself, we’ve installed enough of their product to know which door profiles warp first and which finishes hold up in a non-conditioned ADU.

For ADUs specifically, we steer most clients toward the Premier series with a catalyzed conversion varnish finish. It’s the right balance of durability and price. Estate series is beautiful, but the upcharge is hard to justify in a rental unit where a tenant might treat the cabinets like a college apartment kitchen.

Signs Your Wellborn Home Additions & ADU Is Failing

  • Doors that don’t close flush anymore. In a Tampa addition, this usually means the framing settled after the drywall went up, or the cabinet installer shimmed the boxes on an out-of-level floor. Either way, the reveal lines are off and the hinges are fighting the racking. The cabinet wasn’t necessarily built wrong. It was hung wrong.
  • Finish clouding or peeling near the dishwasher. Steam from a dishwasher vent is brutal on lower-end finishes. Wellborn’s Select series uses a standard thermofoil on some door options, and thermofoil does not forgive heat or moisture. Once it lifts, there’s no polishing it back. It’s a door replacement, not a refinish job.
  • Drawer slides grinding or catching on one side. This is almost always a shimming issue from installation, not a factory defect. Wellborn uses undermount slides on Premier and Estate, side-mount on Select. If a box is racked even a quarter inch, the slide binds and eventually strips the mounting screws.
  • Soft-close mechanism stopped working on one door only. The hinge has a small piston inside. Florida heat and humidity shorten the life of those pistons, especially on cabinet doors over the range or facing a west window. The fix is usually a hinge swap, not a full door replacement.
  • Water damage at the toe kick or lower cabinet sides. Even in a new addition, a small plumbing leak behind the cabinet base goes unnoticed until the plywood starts to delaminate. In Tampa, we see this most often in ADU kitchens with a point-of-use water heater tucked under the counter. By the time you see the swelling, the bottom rail is usually compromised.

Replacement Cost & What’s Included

For a Tampa home addition or ADU, full Wellborn cabinetry installation runs $4,000 to $13,000 depending on kitchen size, cabinet count, door series, and whether Crown molding or light rails are part of the scope. That breaks down to roughly $350 to $550 per linear foot of cabinetry installed, which includes the cabinet boxes, doors, drawer fronts, hinges, slides, pulls, and installation labor. If you’re replacing only a few damaged doors or a single cabinet box from an existing Wellborn layout, the job is usually $800 to $3,000, though matching a discontinued door profile or finish can add time.

Item Typical Tampa Range
Full Wellborn kitchen cabinet install (addition/ADU) $4,000 – $13,000
Per linear foot, installed $350 – $550
Single cabinet box replacement $800 – $3,000
Door replacement (per door, any Wellborn series) $120 – $350
Hinge/soft-close mechanism replacement (per hinge) $15 – $40

Every quote we write includes the line-item breakdown before we order anything. That’s The Garrison Standard at work, and it’s not a suggestion. It’s how we’ve operated since 2004. You get a written price, you approve it, and that number does not move unless you change the scope. If the installation fails within a year, our 365-Day Done Right Promise means we come back and correct it at no charge. Curtis Lane has been framing in Florida for over two decades, and he’s the reason we don’t lose sleep over callbacks. Straight number, clear scope, no surprises at close-out.

DIY or Call Us?

Home additions and ADUs are structural work. You’re not swapping out a faucet here. The framing, the load paths, the tie-downs, the electrical rough-in, the plumbing, the insulation, the drywall, and the cabinet installation all have to happen in the right sequence, and screwing up any one of them means the Wellborn cabinets you paid for are going into a compromised envelope. In a Tampa climate, that means humidity intrusion, mold behind the boxes, and a floor that moves enough to pop your door reveals within a year.

There are things an owner can reasonably do: measure your existing space against Wellborn’s published size increments, check that your framer pulled a permit, and verify that your addition’s slab or floor framing is within a quarter inch of level across the span. Past that, we’d rather you call us before the drywall goes up than after the cabinets go in crooked. Call (941) 655-9297 and we’ll walk the site, take the measurements, and give you a written number before anything gets ordered.
